LEGAL ASSISTANCE_

 

 

We understand that buying or leaseholding property abroad can often be confusing. If you are interested in purchasing or leasing, we are able to give you contact details of very reputable lawyers based locally.

 

Your lawyers duty is to act on your behalf and reassure you of the ownership of land etc. You have several options of ownership available to you. He or she shall explain, in detail, the legal requirements needed to purchase / lease the land from Triple Coco Properties.

 

If you prefer to use your own Lawyer, that is no problem at all, please inform us their contact details.

 

Triple Coco Land & Property Solutions strongly advise you seek the advice of a Thai Lawyer (preferably English speaking). The system is familiar to them and they will speed up the process of obtaining your land/villa.


 

 

 

 

 

LAND REGISTRATION_



Land is available for purchase/ownership or leasehold. It has already been registered by ourselves through the "Official Government Of Thailand Land Registration Office."

The land is accredited with a "NOR SOR 3 GOR" title status. This is the second best title available. In summary this means all land has been accurately measured and surveyed.

The plots have then been cross referenced with a master survey and aerial photography. Having this status already, enables you to easily upgrade your land to the highest recognised title "CHANOTE."

 



 

 

DESIGN + CONSTRUCTION_

 

 

We are able to do the full planning and design of your build from concept to completion. Initial first stage visuals can be taken through to architectural drawings. This part of the process involves you heavily in the decision making and helps us to establish exactly what you are looking for in your build.

INTERIOR FURNISHING_


Using mainland suppliers offers a greater selection, we have built up very good working relationships with several furniture suppliers on the mainland. They are able to provide you with brochures and pricing for any interior furnishings you may require. All of the work is hand crafted in their workshops, working with the highest quality wood/materials. Your furniture package can be standard or bespoke.


We understand the logistics/cost implications of organising delivery of goods in a foreign country. Sometimes the language barriers make the process confusing. So we have implemented a furniture delivery service, any products you have ordered through one of our suppliers, can be delivered directly to your villa. The service proves to be very economical when several villa owners are ordering at the same time, as costs are shared.

 

 





MAINTENANCE_



Whether you plan to rent out or live in, your villa has the option of a full maintenance service contract. This includes cleaning/laundry, weatherproofing, general pool/villa maintenance and gardening.

 

Whilst you are away from your villa, Triple Coco Land + Property Solutions shall inform you of the status of your build and carry out any repair work needed.

 

This service provides peace of mind that your villa will be in a consistent good state of repair.

 





MARKETING_


We work closely with the design/marketing company, RWD Studio. They're able to provide you with any marketing/promotional literature for your villa.
